Standards 

To ensure the safety, comfort, and well-being of tenants, we ask all landlords to meet a minimum standard when providing properties for social housing. These standards help us maintain quality accommodation that aligns with local authority and housing association expectations. By upholding these guidelines, we protect your investment, reduce maintenance issues, and create a safe, dignified living environment for those in need. It’s about delivering high-quality housing solutions that work for everyone—landlords, tenants, and the wider community.

What if my property is not up to standard?

We understand that not every property will meet the required standards right away—and that’s okay. We’re still happy to work with landlords who are willing to make necessary improvements. Our team can offer guidance on what needs to be done and, in some cases, assist with bringing the property up to standard. Whether it’s safety checks, minor repairs, or upgrades, we’ll support you through the process so your property is ready for long-term, reliable social housing use.

What We Require From You

The property must be structurally sound and in good condition, with no signs of disrepair.​​

 

There should be no issues with damp in the property.

 

​​The staircase and handrail must be secure and safe to use.​​

 

The property must be equipped with sufficient fire alarms.

 

​​Smoke detectors powered by mains electricity must be installed on every floor.​​

 

Gas, solid fuel, or oil safety certificates must be current (expired certificates may not be accepted) and must be provided at the handover stage.​​

 

Electrical systems, including lighting and power installations, must be inspected and certified as safe by a qualified professional.

​

​External doors and windows must provide a reasonable level of security.

 

​​If the property has a garden, it should be easy to maintain, reasonably private, safe, and suitable for children to play in.

 

​The heating system must meet at least an EPC rating of E (Local Authorities will advise on available grants to upgrade the property to meet this standard or to increase the EPC rating to a C).

 

​​External doors and windows must be properly sealed to prevent drafts.​

 

The hot water tank must be adequately insulated.​

 

Mechanical extract ventilation must be installed in the kitchen and bathroom.​

 

The kitchen must be in good working order.​

 

The bathroom and WC facilities must be in good working condition.​

 

A functioning shower must be provided, which can be an over-bath shower.​

 

A carbon monoxide alarm should be installed in each room with a gas appliance.

 

​An asbestos survey (carried out by the Local Authority) is required.​A fire risk assessment is necessary (excluding self-contained houses).
